The required compliant tender shall include for all specified proprietary items including all associated items from the same manufacturer necessary to satisfactorily complete the works in accordance with the manufacturer’s recommendations. A supplementary tender may be submitted in addition to the compliant tender, and this may include proposed equivalent alternatives or value engineering opportunities clearly identified. The Architect reserves the absolute right to insist on the specified item(s) in order to maintain the integrity of the Architect’s Warranty. The term ‘equivalent approved’ shall mean components, products, assemblies or services, which are of true equivalent standard in quality, appearance, value and performance as assessed by the Architect. Tender Information All architectural tender documents shall be read in conjunction with this specification, which is the controlling document. Any variation between documents shall be referred to the Architect for resolution. Regulations and standards All construction shall comply with the following (non-exhaustive) list of statutory documents, applicable version to be current at the date of construction. - Town and Country Planning Act - Local Authority Byelaws - The Building Regulations - European Standards, British Standards and Codes of Practice - Construction (Design and Management) Regulations - Equality Act - Control of Substances Hazardous to Health (COSHH) - Health and Safety at Work Act - The Workplace (Health, Safety and Welfare) Regulations - Fire Precautions Acts - The CIBSE Guides - Institute of Electrical Engineers Regulations for electrical installations - Environment Act - Water Act - Clean Air Act - The Gas Safety (Installations and Use) Regulations - Housing Grants, Construction and Regeneration Act - Rights of Light Act - Party Walls etc Act - Copyright (Designs and Patents) Act Deleterious materials All materials used shall comply with the publication ‘Good practice in the selection of construction materials’ published by the British Property Federation, (current edition). Health and Safety The proposed construction works have been designed and shall be constructed to ensure that all potential construction and use risks have been eliminated, or reduced. Where appropriate, health and safety information is included in this specification and shown on drawings, subject to specialist input where indicated. Structural Engineer’s Drawings Please read both the Structural Engineer’s and Bond Bryan Architects drawings together. Do not send the Structural Engineers drawings without the Bond Bryan Architects drawings to �a steel fabricator. The contractor shall be responsible for design compliance with statutory regulations. Drawings and calculations This specification requires drawings and/or calculations to be submitted for comment/acceptance prior to ordering/fabrication/production. Allow 10 working days from submission to Architect for this. Allow 5 working days from submission to Architect for each subsequent revision. Samples This specification requires samples to be submitted for comment/acceptance prior to placing purchase orders. Allow 10 working days from delivery to Architect for this. See individual clauses for sample requirements. Insulation All insulation (building, services, acoustic) shall be A+ (or minimum A) rated in compliance with BRE Green Guide to Specification. Additionally, all insulation associated with the building services shall be sourced from manufacturers who operate a certified Environmental Management System relating to the insulation manufacturing process. U Values The project is working to the following U-Values. Reference should be made to the Engineer’s documentation with reference to Part L compliance, since extensive use of renewable technology is to be used. The ‘carbon’ footprint of this building is incredibly low and the project will use U-value standards as listed below: Walls: 0.24 W/(m2K) Floors: 0.10 W/(m2K) Roofs: 0.10 W/(m2K) Windows/Rooflights: 1.4 W/(m2K) Air Permeability: 5.0 m3/(h.m2) at 50 Pa Sustainable timbers All timber used during construction shall be supplied from FSC (Forest Stewardship Council) certified sources bearing the FSC label to ensure that the audit trail can be verified as originating from forests or plantations responsibly managed. The FSC has a rigorous chain of custody tracking timber from forest to end-user. The chain-of-custody records are mandatory for this project. A list of approved sources and merchants is available from TRADA (Timber Research and Development Association). ADDITIONAL REQUIREMENTS FOR FACEWORK 710 THE TERM FACEWORK - Definition: Applicable in this specification to brick/ block walling finished fair. - Painted facework: The only requirement to be waived is that relating to colour. 730 BRICK/ CONCRETE BLOCK SAMPLES - General: Before placing orders with suppliers submit for approval of appearance labelled samples of the following: ALL specified bricks/ blocks whose surface will be visible once works are complete, including Paint Grade Blocks. - Selection of samples: Representative of the range in variation of appearance. 740 FINISHED MASONRY WORK REFERENCE PANELS - General: Before proceeding to construct the following walling types, construct panels as specified. Give notice when panels are dry. - Selection of masonry units: F10/110, 250 - Panel types: - Walling type: Dwaf wall Location: To be agreed on site with the Architect and the Local Planning Authority. Panels should be located in an area of good natural light and if possible where they can be viewed in conjunction with the finished work. A viewing distance of at least 3m should be provided. Size: 900mm high x 890mm wide subject to agreement with the Local Planning Authority. Other requirements: Panel to be representative of typical cavity wall construction, including window opening, jamb, cill and head incorporating insulated cavity closers, insulated steel lintel, proprietary plastic weepholes, cavity trays and DPC. Cavity wall to include cavity wall insulation and cavity wall ties. Panel is to be approved by Architect, Local Planning Authority and Client or Client’s Representative prior to commencement of masonry works on site and is to remain on site for the duration of the project as an indicator of the minimum acceptable quality of masonry workmanship required. 750 COLOUR CONSISTENCY OF MASONRY UNITS - Colour range: Submit proposals of methods taken to ensure that units are of consistent and even appearance within deliveries. - Conformity: Check each delivery for consistency of appearance with previous deliveries and with approved reference panels; do not use if variation is excessive. - Finished work: Free from patches, horizontal stripes and racking back marks. 760 APPEARANCE - Brick/ block selection: Do not use units with damaged faces or arrises. - Cut masonry units: Where cut faces or edges are exposed cut with table masonry saw. - Quality control: Lay masonry units to match relevant reference panels. - Setting out: To produce satisfactory junctions and joints with built-in elements and components. - Coursing: Evenly spaced using gauge rods. - Lifts: Complete in one operation. - Methods of protecting facework: Submit proposals.
