WINTER THOUGHTS FROM THE PRESIDENT As | sit here writing, che wind ie blowing tho tress and che rain sideways ~~ it is winter at the beach! 1 hope that your December holidays were filed with family fricnds, good health anel happy plans for 2018. Your Board and Association Committees have full schedules for he first quarter of 2018, The Roads and Grounds Commitese is negotiating with the paving company to complete the paving that was begun last sunimer; overseeing the removal and rimming af trees in the Right of Ways te keep you safe as yeu walk and drive our roads; and overseeing plans to keep Surf Pines safe and functional during the wincer ‘They have supported Kace Besse as she tackled che sand burrs on Path Five. And, they are_making initial plans for the next project. Your Community Relations Committee staged a terrific October Fest with great feed, pictures and opporainiry for visiring with neighbors. The feast was fabulous! Your Board continues the work on the Reserve Study and Declaration of Covenants, Conditions and Restrictions. What is a Reserve Study. and Reserve Account! Our Association has not had a specific bank account with money hold in resorve for repair and replacement of Assocacion properties. The State of Oregon requires a Reserve Account and we hired a company to help us establish the cost of replacement af all items of common property which will normally require replacement, in whole or in pare. in more than three and less than 30 years, for exterior painting if che commen property includes exterior painted surfaces, and other items if the association fas responsibilty vo maintain the items required by the declaration or bylaws. In our case chis will include the roads, trails, Meccing house, Security house, gates, purips. and possibly che Manion property, The reserve account is maintained at a level adequate to cover the repfacement and repair costs so thee. you, the residents, da nor have to worry shour unexpected large assessments, What is a Declaration of Covenants. Conditions and Restrictions? Itis the legal cerm for establishing cominon rights and responsibilities for all homeowners. You might have heard chem referred te as CCRRs. We sent you 2 letter earlier in December with information and will continually update and involve you in che process as we compfetc the document. We oak forward to your ideas end participation as we complete the first draft in the spring. Tope to work with you on Surf Pine issues ~~ maybe a Sand Burr Saturday in the park, Or planning for a great speaker. Or sharing coffee ar tea ta hear your ideas for our Assnelation. HAPPY NEW YEAR&! from the Community Relations Committee ‘Your Community Relations Committee would like to extend our Best Wishes for a Happy and Prosperous 2018. Tris last year was fun and edueadional, We started off with our own Kate Besse speaking about her life adventures, including ter swimming the English Channel Thanks to our President Susan Holloway for the loan of her home for aur speaker Our annual Garage Sale was arother success. We had 29 homes participating and Uneard everyone had 9 fur time, The rext day was our 4th of July Picnic, I believe ‘we had over 100 in attendance. Everyane faves our pienle. If you missed last year's then you have 6 menths to plan for our next one. Our final evant was our Harvest Poduck held at Camp Kivanilong on Nov. 4th, We had wonderful Brauts, side dishes and desserts. Thanks to Janet Tedd for leading the kids in tho Chicken Dance. We look forward to doing this again in this new year so keep a took out for upcoming dates ‘Our committee Is always looking for new ideas for speakers or actwities you mighe be incerested in attending.
