PHASE 7 ARCHITECTURAL GUIDELINE AMENDMENTS The following outlines the approved amendments to the Riversong Phase 7 Architectural Guidelines. These amendments are to be considered in conjunction with the approved Phase 7 guidelines. In all the architectural styles:  Vertical sliding windows are acceptable in lieu of single hung or double hung windows;  Fibre cement siding or wood composite siding is acceptable in lieu of wood siding;  Fibre cement shingles or wood composite shingles are acceptable in lieu of wood shingles;  Fibre cement panels or wood composite panels are acceptable in lieu of wood panels;  Engineered wood trim is acceptable in lieu of wood trim;  Where wood materials are described in inches (i.e. 2” x 2”), nominal sizes are deemed acceptable (i.e. 2 x 2);  Aluminum railing is acceptable on concrete porches; pickets must be 1 ½” wide on street-facing elevations;  Concrete porches need not be faced in brick or stone;  Fibreglass doors are acceptable;  Paints by other suppliers that are matched to the permitted Benjamin Moore colours are acceptable;  Trim colours that match permitted eavestroughs and downspout colours are acceptable; and  Deck skirting is not required on rear decks except those that face a street, public way, or park. G. GENERAL NOTES  Article 1.2.9 should read: Buildings with the same or substantially similar elevations on facing frontages must not be located directly across from one another.  Article 2.3.2 should read: On street facing elevations, visible cantilevers are not permitted; chimneys on these elevations must extend directly to grade or any cantilevered portions must be concealed (i.e. by a porch)  Article 2.4.6 should read: Muntin boards must be 5/8” wide MINIMUM and be of the same colour as the window sash and frame. These rules also apply to glazed doors.  Article 2.7.4 should read: Corner boards are to be 4” MIN. – 10” MAX. or as addressed by each specific style.  Article 4.1.5: omit the first three sentences and retain the last two. Retaining walls do not need to be faced or constructed of stone. 1. ARTS & CRAFTS STYLE  Page 1.06 Building Form – Street Elevation o Article 4: omit the words “and shall extend across the frit floor ONLY.”  Page 1.08 Building Form – Street Elevation o Article 3 and 4 should be revised to allow 18” minimum eave overhangs.  Page 1.14 Building Elements – Bays o Article 2 should be “Cantilevered bays are not permitted on street facing elevations.”  Page 1.15 Building Elements – Dormers o Article 4 should be revised to allow 6” minimum eave overhangs on dormers.  Page M4 o Under windows, in the PVC row, a column should be added for Gienow with the colours white and beige.  Page M5b o Under Eavestroughs and Downspouts, a column should be added for Kaycan with the following colours: White, Chocolate, Khaki, Prestige Beige, Beige, and Matchcoat Linen. o A row should be added for Balustrades, with a column permitting aluminum rails with the colours white and linen. 2. ROCKY MOUNTAIN STYLE  Cover o To avoid confusion with the Arts & Crafts style, revise the name of Rocky Mountain Arts & Crafts Style to Rocky Mountain Style.  Page 2.06 Building Form – Roofs o Article 1 should allow asphalt shingles. o Article 4 should be revised to allow 18” minimum eave overhangs. o Article 5 should be “ 36” eave overhangs are encouraged on gable ends on street-facing elevations.” o Article 7 should be “Exposed rafters are encouraged but not required.”  Page 2.07 Building Elements – Porches o Article 7 should be “Exposed rafters are encouraged for porch roofs.”  Page 2.09 Building Elements – Window Types o Article 1 should allow for PVC windows that are not white.  Page 2.12 Building Elements – Dormers o Article 4 should be revised to allow 12” minimum eave overhangs. o Article 7 should be “Exposed rafters are encouraged but not required.”  Page M1 o Under roofing, add a row for asphalt shingles, with a column allowing the following colours: Driftwood, Weatherwood and Dual Brown.  Page M3 o Under Manufactured Stone, in the Cultured Stone column, add the following colours: Alpine Ledgestone (Black Rundle, Dark Ridge, or Black Mountain) and Country Ledgestone (Black Rundle, Wolf Creek, Echo Ridge, or Hudson Bay).  Page M4 o Under windows, a row should be added for PVC windows with a column for Gienow with the colour beige. White windows are not permitted in this style.  Page M5 o Under Eavestroughs and Downspouts, a column should be added for Kaycan with the following colours: Black, Chocolate and Commercial Brown. o A row should be added for Balustrades, with a column permitting aluminum rails with the colours Black, Yard Bronze and Chestnut Brown. 3. SHINGLE STYLE  Page 2 o In the essay on precedents, in paragraph 4, the phrase “with no interruption at corners (no corner boards)” shall be omitted. Also in paragraph 4, the sentence “Shingled walls may occur on second story only” shall be omitted.  Page 3.04 Building Form – Street Elevation o Add an article: “Shingled walls must return a minimum of 4’ around corners and have 4” wide maximum corner boards of the same colour as the shingles.” o Add an article: “Shingled walls are permitted on all floors, but recommended on the upper floor.”  Page 3.07 Building Form – Roofs o Article 2 should be “12:12 MIN. roof slope on exposed gables facing the street. Steep pitched roofs are encouraged for all other roofs, but not required.”  Page 3.09 Building Elements – Bays o Article 2 should be “Cantilevered bays are not permitted on street facing elevations.”  Page 3.10 Building Elements – Window Types o Article 1 should allow for PVC windows.  Page M2b o Under Wall Cladding, in the James Hardie Column, add the colour Navajo Beige o Revise “5” Exposure Smooth” to “Smooth finish with a recommended exposure of 5”, though larger exposures are acceptable.”  Page M4 o Under windows, in the PVC row, a column should be added for Gienow with the colour white. Beige windows are not permitted in this style.  Page M5b o Under Eavestroughs and Downspouts, a column should be added for Kaycan with the following colours: Wolf White, White and Matchcoat Linen. o A row should be added for Balustrades, with a column permitting white aluminum rails (only white).
