The Project consists of the renovation of an apartment complex. 1.02 DESCRIPTION OF ALTERATIONS WORK A. Scope of alterations work is shown on drawings. B. Renovate the following areas, complete including operational mechanical and electrical work and finishes: 1. Modificaitons to 36 existing groundfloor apartment units to convert these units to fully accessible units. Work includes the following: a. New accessible kitchen including all new appliances, cabinets, countertops and flooring. b. New accessible bathroom room including all fixtures, walls surfaces and flooring. c. New flooring throughout the unit d. New accessible doors as indicated e. New accessible hardware at all doors f. Repaint all new and existing walls and ceilings g. Provide accessible access to existing exterior porches 2. Renovations to the existing club house. 3. Accessible access throughout the site; parking and walkway modifications. 4. Accessibility modifications to the existing dumpsters. 5. Replacement and repairs to existing fencing 6. Repairs and repaving of all asphalt surfaces 7. Restriping of all parking spaces and accessible routes 8. Replacement and addition of exterior wall mounted lighting 9. Repairs of all exterior finishes at all apartment buildings 10. Foundation repairs at select apartment buildings 11. Repainting of all existing paintable exterior finishes, including but not limited to the following a. Siding b. Trim c. Railing d. Corridor walls e. Corridor ceilings f. Fascias g. Soffits C. Plumbing: Replace existing system with new construction, keeping existing in operation until ready for changeover. D. Electrical Power and Lighting: Replace existing system with new construction, keeping existing in operation until ready for changeover. 1.03 OWNER OCCUPANCY A. Owner intends to occupy the Project throughout construction. B. Cooperate with Owner to minimize conflict and to facilitate Owner's operations. C. Schedule the Work to accommodate Owner occupancy. 1.04 CONTRACTOR USE OF SITE AND PREMISES A. Construction Operations: Limited to areas noted on Drawings. B. Do not obstruct roadways, sidewalks, or other public ways without permit. D. Existing building spaces may not be used for storage. E. Time Restrictions: 1. Limit conduct of especially noisy exterior work to the hours of 8:00 a.m. and 5:00 p.m.. 2. Limit conduct of the hours of 8:00 a.m. and 5:00 p.m.. F. Utility Outages and Shutdown: 1. Limit disruption of utility services to hours the building is unoccupied. 2. Do not disrupt or shut down life safety systems, including but not limited to fire sprinklers and fire alarm system, without 7 days notice to Owner and authorities having jurisdiction. 3. Prevent accidental disruption of utility services to other facilities. 1.05 WORK SEQUENCE A. Construct Work in stages during the construction period: 1. All accessiblity modifications at the existing apartment units must be coordinated with the Onwer. Work in the 36 identified apartment units will have to be completed in phases to allow the relocation of residents as work is scheduled. B. Coordinate construction schedule and operations with Owner.
