PENDLETON OFFICE CONDOMINIUM ASSOCIATION 711 Pendleton Street Alexandria, Virginia 22314 The Board of Directors of the Pendleton Office Building Condominium Association (the Association) hereby furnishes the following information in connection with the pending sale of condominium 713, located at 713 Pendleton Street, Alexandria, Virginia 22314. Said information is based on the best knowledge and belief of the signatories to this document projected as of June 19, 2013. 1. Condominium unit 713 is believed to be owned by Alexandria Property Development, LLC. 2. The pending closing date for the sale of unit 713 is believed to be June 27, 2013. 3. The unpaid condominium assessments through May 31, 2013 are $ 14,441.67. 4. Presently, there are no known capital expenditures anticipated by the Association during the current or the succeeding fiscal year. 5. The Association presently does not maintain a separate reserve or replacement fund but the Association does have funds available for a reserve or replacement fund. 6. A copy of the Associations current budget and a statement of the Associations financial condition are attached hereto. 7. Presently, there are no pending lawsuits or judgments in which the Association is a party or which relate to unit 713. 8. A schedule identifying the insurance coverage provided for all unit owners by the Association is attached hereto. The Association also states that it is appropriate for individual unit owners to carry their own general liability insurance and property damage insurance for their individual units as well as all property contained in their units. 9. Any improvements or alterations contained in unit 713 are presently not in violation of the condominium instruments. 10. A copy of the current By‐Laws of the Association is attached hereto and there are presently no other rules and regulations of the Association. 11. The current monthly condominium assessment for unit 713 is $ 200.00 and the purchaser of unit 713 shall be responsible for paying these fees in a timely manner from the date of closing forward. 12. The Association has not filed its annual reports as required by Section 55‐79.93, however, it intends to promptly take action to file the delinquent reports. 13. Unit 713 is not located in or with a development subject to the Property Owners Association Act of Chapter 26 of Title 55 of the Virginia Code.
