continuing education company that specializes in business skills training through online and in-person instruction� mr� advani began his career with morgan Stanley & co�, inc�, where he worked in the firm’s corporate finance division� in this capacity, he performed detailed valuation analysis of acquisition targets for Fortune 500 companies and oversaw the coordination of several debt and equity issuances� his next position was with Sony corporation of america, where he was active in the development of Sony’s online initiatives� mr� advani has provided consulting services to companies throughout the united States and latin america and has held interim positions, including cFo and coo, at several of them� he is a frequent speaker on topics ranging from corporate valuation to financial reporting and has addressed audiences across the united States, europe, and asia� mr� advani is the author of the popular business book, The Wall Street MBA, holds a B�a� from yale symptoms of aging by doing what any rational person would do: i took up paragliding� my first launch did not go as planned� after rising about 40 feet in what seemed like a few seconds, i quickly fell to the ground just as fast� as i lay in a dusty cornfield with the wind knocked out of me and unable to move my neck, two thoughts entered my mind: 1�) i hope i’m dead which is presumably less painful than what i’m about to feel if i’m not and 2�) i need to write a personal finance book� Well, as you can imagine, the hope expressed in my first thought was not recognized and the desire to write a personal finance book became a reality� one out of two ain’t bad� What went wrong with my foray into paragliding? For starters, poor preparation� my training consisted of two minutes of instruction while strapped to a beam in a barn� hardly enough to master the art of flight� Second, i maintained an overriding presumption that everything would work out for the best� Wrong again� it was this clear lack of rational thinking that landed me flat on my back� Finally, i clung to the belief that no matter what, i would be flying high soon� i looked around and saw my compatriots vaulting skyward and simply assumed i would be next� in the end, i realized that paragliding is not unlike personal finance� too many of us fail to train properly for the financial rigors of life� too many of us assume that everything will work out� too many of us assume that we will achieve the financial success of those around us� Why a personal finance book? this has become something of an obsession of mine for quite some time� as you may know, several years ago i penned the now famous tome (at least my mom thinks it’s famous) The Wall Street MBA� the idea was to bring the world of business finance and accounting to the masses� after several years in the financial world, i realized that very few people actually understood finance and decided it was time to decode the mysteries of this realm� over the years, the book has developed a strong following and was revised recently to include new chapters� i’m proud of the book but have always felt that business finance is one thing, personal finance another� clearly, overlapping themes abound but overall, personal finance is a xii Introduction unique animal and one that has never been properly explained� this is my attempt� i present to you Financial Freedom� my hope is that everyone across the globe grabs a copy of it� and on your book shelf, nestled between Ulysses and Moby Dick … sits your copy of Financial Freedom� okay, that might be a bit much� Perhaps a more realistic goal is that you read the book, in parts or in its entirety, and develop a solid understanding of how to manage most aspects of your financial life� mastering the realm of personal finance will not guarantee your happiness, but it can certainly eliminate a lot of worry� more importantly, it can create opportunities that just might create happiness� in essence, consider this a major aspect of personal enhancement and more importantly, an integral part of leading the best life possible� So read the book, leave your financial worries behind, and get the most out of your life� or, just buy the book and display it proudly on your shelf� ChApteR 1 Assets Balance Your Balance Sheet, Part I nobody likes going to the doctor and for good reason� the best-case scenario is that you spend the majority of your day anxiously waiting for someone to tell you that you’re in good health but you need to take better care of yourself, watch what you eat, and get plenty of rest� the worst-case scenario … well, need i say more? But, what if you could eliminate all the anxiety associated with this potential ordeal? What if your doctor’s report was available to you at all times allowing you to determine your health status at any moment? the result of any health decision could then be predetermined� Want that second cheeseburger? no problem because my doctor’s report won’t reveal any problems� how about fries with it? Go for it! unfortunately, life and, more importantly, nature are not that simple� however, when it comes to your financial health, simplicity just might be possible� to achieve this, let’s discuss the wonders of the balance sheet because understanding one will help you understand your own financial health� corporations live and die by their balance sheets, which offer key insights into their financial health� While most corporations will have a chief financial officer (cFo) who spends days and nights agonizing over the corporate balance sheet, in personal finance you have to become your own personal cFo� in other words, your life is one big, complex corporation and you have to treat it with care in order to ensure its continued success� to do that, you have to actively manage your own balance sheet� and if you do this effectively, you just might gain a better sense of your financial health and, in turn, make the best decisions for your financial future� the balance sheet helps you understand what you have, what you owe, and, ultimately, what you are worth� understanding these three areas is the first step in assessing your financial health� Just as your doctor carefully checks your heart when you go in for a checkup, your finances deserve to be evaluated with the same care� enough said� this chapter will focus on assets, the first part of the balance sheet, and cover the following topics:
