You are notified to meet at the TEASI building, in the said Town on Tuesday, the 9th day of March next at 10:00 A.M. in the forenoon for balloting upon matters specified in Articles 1 and 2, listed below, and you are hereby further notified to meet at the Troy Elementary School on Wednesday, the 10th of March at 7:30 P.M. to act upon the remainder of the listed warrant. ARTICLE 1: To bring in your vote for one Selectman for three years, and other Town Officers elected by ballot as passed by Town Meeting or State Statute for the specified number of years. ARTICLE 2: Are you in favor of the adoption of the following amendments as proposed by the Planning Board for the Town Zoning Ordinances as follows: Are you in favor of the adoption of Amendment No. as proposed by the 1 planning board for the town zoning ordinance as follows: To reduce the boundaries of the Village District, as shown on the Town of Troy Proposed Zoning Map, so that the District more accurate- ly represents the original village around the Common. Permitted uses reflect those that currently exist in the v'llage area, plus family day care; industry, recreation and new multi-family dwellings are removed; and conversion apartments, accessory apartments, family group day care, child group care centers, and fraternal organizations are added as special exception uses. The lot and yard requirements are not changed, except that buffering shall be provided within the setback area for new non-residential development locating next to existing residences. Are you in favor of the adoption of Amendment No. 2 as proposed by the planning board for the town zoning ordinance as follows: To create a Residential District between the Village District and the Rural District, as shown on the Town of Troy Proposed Zoning Map, to L serve as a buffer as there are agricultural and other uses permitted in the Rural District that would be incompatible with the Village area. Permitted uses are residential uses, places of worship, fam- ily day care, and sales of home-grown produce. Family group day care, group child care centers, conversion apartments, accessory apartments, home occupations, and bed and breakfast establishments are permitted by Special Exception. The lot and yard requirements are the same as in the Village District (1 acre, 100 feet of frontage, 35-foot set- back, 20-foot side and rear setback). Are you in favor of the adoption of Amendment No. 3 as proposed by the planning board for the town zoning ordinance as follows: To create a Mountain district, as shown on the Town of Troy Proposed Zoning Map, to protect Gap Mountain and the periphery of Mount Monad- nock from commercial development. The section along Route 124 would connect the Mountain Districts already created by Marlborough and Jaffrey. Permitted uses are residential, family day care, farm and garden and roadside stands. Family group day care, group child care centers, home occupations, conversion apartments, accessory apart- ments, and bed and breakfast establishments are permitted by Special Exception. The lot and yard requirements are the same as in the Rural District (2 acres, 200 feet of frontage, 35-foot front setback, 20-foot side and rear setback). Are you in favor of the adoption of Amendment No. 4 as proposed by the planning board for the town zoning ordinance as follows: To amend the boundaries of the Rural District as shown on the Town of Troy Proposed Zoning Map. Existing permitted uses are not changed; family day care and excavation operations have been added. Commercial uses by special exception are removed. Home occupations, family group day care, group child care centers, conversion apart- ments, and accessory apartments are added as special exception uses. The lot and yard requirements are not changed. The development of backlots are added, subject to the following conditions: 1) The backlot can only be created from a lot that is presently existing, and can only be used for a single family residence. 2) The backlot must be at least five (5) acres in size and have a width at the building line of at least 200 feet. 3) The backlot shall have an access of 50 feet from a Class V or better road. If the front lot has less than 250 feet of frontage, an easement for the access shall be granted by the owner of the front lot and, where feasible, only one curbcut shall be used for both lots. If the front lot has 250 feet or more of frontage, the 50-foot access shall be deeded to the backlot and recorded in both deeds. Are you in favor of the adoption of Amendment No. 5 as proposed by the planning board for the town zoning ordinance as follows: To create a Highway Business District as shown on the Town of Troy Proposed Zoning Map in order to bring into conformity those busi- nesses that currently exist along Route 12, and to provide an area in town for new commerce to locate and develop. Permitted uses en- compass general service and retail establishments, in addition to those uses permitted in the Village District. Lot and yard require- ments are: With town water and sewer - acre, 100 feet of frontage 1 Without town water and sewer - 2 acres, 200 feet of frontage All lots - 35-foot front setback, 20-foot side and rear setback, except where the District abuts an residential district or exist- 8
